BETHLEHEM, Pa. — Popular late-night cookie delivery chain Insomnia Cookies is set to open a new location in SouthSide Bethlehem, according to a building permit posted on the door dated Feb. 28, 2025.
It does not appear that any construction has begun, and no opening dates or branding are visible.
The permit describes an “interior fit-out of existing vacant commercial space” for “bakery—Insomnia Cookies” on the ground floor of Six10 Flats apartments.
The contractor listed is Cox and Company LLC, with Bethworks Greenway, LLP, named as the owner.

Bethworks Greenway is affiliated with Peron Development, where former Bethlehem Mayor John Callahan serves as Director of Business Development.
Six10 Flats, which opened in October 2023, is the sister building to Five10 Flats, which opened in 2018.
Five10 Flats experienced a major fire on Friday, May 2, which displaced all 135 residents and ground-floor business tenants. Both buildings are five stories tall, with commercial space on the first floor.
The location places Insomnia Cookies close to Lehigh University, a Northampton Community College satellite campus across the street, and Moravian University in north Bethlehem, about a 10-minute trip away.
Founded in 2003 by University of Pennsylvania students Jared Barnett and Seth Berkowitz, Insomnia Cookies began with Berkowitz baking and delivering cookies from his dorm room to fellow students.
The company opened its first retail store that same year in Syracuse, New York.

Known for delivering warm cookies until the early morning hours, Insomnia Cookies typically operates from 10:00 a.m. until 3:00 a.m. on weekdays and from noon until 3:00 a.m. on weekends.
The chain has expanded to more than 265 locations, primarily near college campuses.
In 2018, Krispy Kreme acquired Insomnia Cookies, though the company continued to operate independently.
In 2024, Krispy Kreme sold a majority stake in Insomnia Cookies to Verlinvest and Mistral Equity Partners.
